THERE are 66 auctions scheduled in South Australia this weekend and among them is an 1940s Art Deco charmer in Melrose Park.
The three-bedroom home at 60 Corunna Ave, which sits on a 694sqm block, was the most-viewed home going to auction this week on realestate.com.au.
It was also among the site’s 12 most-viewed properties nationally last week.
And selling agent Angelo Nickolas, of Harris Real Estate, says some “180 to 190” groups have been through the property’s open inspections in just two weeks.
It has an advertised price guide of $519,000, but Mr Nickolas expects the hammer to fall “north of the guide, it just depends where it stops”.
South Australia’s auction legislation allows for a reserve to be up to 10 per cent above the advertised price.
Melrose Park is about 7km from the city and has a median house price of $546,000, according to CoreLogic.
Mr Nickolas says interest in the property has been “strong” and expects half a dozen registered bidders at the auction tomorrow.
“We’ve had a lot of first homebuyers, young couples, downsizers and some investors too,” he says.
“Lots of local interest with people living within a few kilometres, or people that have families close by.”
He attributes the home’s location, close to blue chip Colonel Light Gardens and the increasingly popular Daw Park, as one of the reasons for its popularity.
“But this offers much more value in its price point,” Mr Nickolas says, adding buyers hope Melrose Park will experience flow-on growth from these neighbouring suburbs.
“It’s also in proximity to cafes, which have opened up, and also the King William Rd precinct and the lifestyle that offers, and it’s close to the city.”
The home’s character was also a huge selling point, according to Mr Nickolas.
“It’s a 1940s Art Deco home and that’s what’s attracting a lot of interest,” he says.
“It’s big on character, it’s a big block, a good location and that’s reflective of why it’s been the most-viewed property on realestate.com.au. There’s also not much available like that at the moment.”
Mr Nickolas describes the home as “Deco chic meets Hamptons style” and the interior boasts character charm blended with modern conveniences.
The home has a classic Art Deco facade, while inside features polished Baltic timber floorboards, high ceilings, a fireplace and ceiling roses. The kitchen, is new and there are two modern bathrooms, including an ensuite to the master bedroom.
A formal lounge sits at the home’s front, while at the rear is an open-plan kitchen and dining area.
Outside is a fenced inground pool overlooked by a freestanding alfresco entertainment pavilion with a ceiling fan.
“It offers scope for updating and extending as well, which is what some people have said they’re looking at doing,” Mr Nickolas says.
“Young couples are looking to move into the home as is but in five to 10 years time, extending it.”
Mr Nickolas says he has noticed “significant growth” in the area over the past 12 months
“It’s riding the way of neighbouring Colonel Light Gardens and Daw Park,” he says.
“This particular street is just on the other side of Daw Park.”
